As part of the urban renewal program in downtown White Plains, we planned, block by block in cooperation with the City and the Urban Renewal Agency over 25 years, 3 office buildings with 1,014,000 square feet, a university graduate school, 5 apartment buildings containing 1,136 units, and street level retail, restaurants and public open spaces. 200,000 square foot six story building. Designed for The United States offices of multi national corporations. Penthouse offices with private terraces at the two upper levels. Parking garage set into the hillside below the building. A major community planning and urban design project, 1,039 units of housing are proposed, in both low rise cluster and single family homes, as well as a 105,000 square foot retail shopping center. The recreational facilities include a marina on the Hudson River.
Our professional team developed the program, planned the residental neighborhoods and retail center, established the architectural character, prepared environmential impact statements, coordinated municipal and neighborhood meetings and obtained local and state approvals. Two buildings, 21 and 22-stories include 500 apartments, street level retail, pool, health club and club rooms on a site adjacent to White Plains railroad station. The site has been planned for a future hotel. 168 Rental apartments and 144 for-sale townhomes on 20 acres of rocky rolling terrain. Native natural stone was preserved for use in landscaping and walls. A full-function 10,000 square foot clubhouse features a heated outdoor pool and a fireside lounge. Designed in cooperation with John K. Karhu Architect, P.C. A 44,000 square foot retail building on a deep narrow site planned to take maximum advantage of its location, adjacent to Home Depot and Cosco Warehouse, with excellent visability from Interstate 95. Seventeen stories containing 316 one and two-bedroom flats, a 10,000 square foot health club with indoor pool and street-level retail. Parking is in an attached garage. IBM research center. 85,000 square feet in two levels above a two-level parking garage. “Meeting spaces” are incorporated into the unusual plan to encourage casual exchange of information. The “flagship” building in the Tarrytown Corporate Center, this six-story, 245,000 square foot building is designed in a dual intersecting pyramid form offering private terraces at the upper levels. 90 small apartments in one-story campus building grouped around services and activities in a suburban setting. Residences for 69 students completed in two phases. Each two-story attached unit contains six bedrooms, two baths, a kitchen, and living room.
A living facility for 48 college students in 2 story buildings. Eight attached houses each with 6 bedrooms, 2 baths, kitchen and living room. “Family Group” living - a new concept at this time. For Sarah Lawrence College. 55,000 square foot, two-story building in the Mid-Westchester Executive Park, Mount Pleasant, NY.
Renovation and repositioning of a 120,000 square foot strip shopping center on 12.4 acres of land. The property is located in an exurban area experiencing rapid growth and an increase in the buying power of the region’s population.
Overlooking the Still River Valley and I-84, this three-story, 60,000 square foot building is designed to shade windows with over-hanging floors above to reduce heat load. Perched on a hilltop 10-stories above the commercial streets, this luxury 500 apartment residential community is accessed from a 1,000 foot long tree-lined drive. It is built on a 10 acre site which slopes 100 feet in its 400 foot width. Three of the five six-story buildings utilize the site slope to provide parking below. The sculptural form of the pool and recreational facility blends into the dynamic topography creating happy well-scaled open spaces.
